Sky View - Pump House & Cistern

Every project comes with its own set of challenges—and this one in Pine Haven was no exception. The Sky View Subdivision needed a reliable way to store R/O (reverse osmosis) water for multiple homes in the community. The catch? There wasn’t a single cistern on the market that fit the specifications.

It had to be insulated, buried, and built to last, with a pump house constructed on top that could handle Wyoming’s extreme temperature swings. Off-the-shelf options simply wouldn’t cut it.

Thinking Beyond the Standard

That’s where Seamless Systems stepped in. Working closely with Cody, the developer, we partnered with Legacy Innovations to design a custom tank and square top that would double as the floor for the pump house—an efficient, space-saving solution.

To protect the system from freezing, we applied 2 inches of 2lb closed-cell spray foam directly to the tank. Once it was set securely in the ground, we built the pump house over it and added 3 inches of closed-cell foam insulation to the structure itself.

But we didn’t stop there. To combat frost from creeping in during those harsh winter months, we went a step further—spraying the ground four feet around the entire building. This additional insulation layer acts as a thermal barrier, keeping both the cistern and the pump house protected year-round.

A Lasting Result

The finished system is efficient, durable, and built for the long haul, a perfect fit for the needs of the Sky View Subdivision.

More importantly, it’s a great example of how collaboration and problem-solving can turn a “there’s no product for that” situation into a success story.
